Mr. Zunker: I don’t recall when the fire lane had been approved previously. I was looking at it from the perspective our current requirements (see attached). Prior to these standards we had generally looked for 26-foot inside and 50-foot outside radii. We went to the WB-50 to allow some flexibility for designers by displaying a wheel track. If a fire lane will handle a WB-50 then our largest ladder truck should have no problem; and neither should the tenant’s moving vans. The radii on the plan were less than the 26-50 previously specified and there was no wheel-track shown, so that is the reason for the comment. I’m happy to work with you in either case. As the plan was apparently previously approved we will have some flexibility on re-approving it. Thank you, Gordon C. The following fire comment was made on the plan review for the residential project we’re working on called Keller Springs Lofts: Designer needs to verify that the fire lane will accommodate an AASHTO WB-50 vehicle. Some of the radii looked a little tight to me. Specifically, the fire lane was not modified from the way it was shown on the prior site plan which I understand was previously approved for permit. Has something changed since then that we are unaware of? We are working on modeling how close we can make a WB-50 work under the current design, but as you can tell by the plan, if we are short in any areas we have very little room to work with to make modifications without redesigning the building. With the new building footprint we have a small encroachment on a non-exclusive utility easement dedicated with the previous plat (blue). In the previous design that easement was for the purposes of a sanitary sewer lateral to serve the proposed building. With this new plan we are proposing the change in red which will require a modification to the design plans and dedication of a new easement. Can you outline the city process and timing to abandon the existing easement? We need to abandon the easement to eliminate the encroachment with the new proposed building design. I am assuming we would need to prepare a separate instrument document for abandonment but wanted to confirm that with you, as well as how long it would take to get Town approval and recording.
