Based on the comments from the Fire Department, it looks like a replat is in order. We can process it near the end of construction incase there are other problems that we need to address. With the new building footprint we have a small encroachment on a non-exclusive utility easement dedicated with the previous plat (blue). In the previous design that easement was for the purposes of a sanitary sewer lateral to serve the proposed building. With this new plan we are proposing the change in red which will require a modification to the design plans and dedication of a new easement. Can you outline the city process and timing to abandon the existing easement? We need to abandon the easement to eliminate the encroachment with the new proposed building design. I am assuming we would need to prepare a separate instrument document for abandonment but wanted to confirm that with you, as well as how long it would take to get Town approval and recording.
