Nancy, Clay: In taking a closer look at the landscape architect’s (TBG) proposed site plan, we have found several issues that won’t work from functionality, ADA, and accessibility standpoints. We need your direction on how these issues need to be handled: 1. Their site plan shows the northwest handicap ramp at the intersection of Surveyor/Arapaho to go through the traffic signal pole. 2. Driveway at Surveyor – ADA requires a directional crosswalk, it cannot be curved as shown. 3. The southeast sidewalk next to the bus parking slot is shown about 5’ off the existing building/property line. Is this ok with you? 4. The southeast circular waiting area is now shown to encroach into the sidewalk, which does not meet ADA accessibility requirements. 5. The parallel parking spaces outside the gates won’t work. When the gates are closed, there will be no way for the cars to turn around and exit. 6. The proposed site plan provides no room south of the bus parking space for the bus to pull into the space. 7. The hatched pavement areas are not defined. We do not know what TBG wants in those areas. 8. Extending the sidewalks into the hatched area at the EST entrance won’t work. The hatched area will have curbs on both sides, so there has to be ADA ramps. 9. Extending the proposed oval sidewalk through the fenced-in area won’t work for 2 reasons: a. The northern gate will have to slide to the west with the space available per the proposed site plan. When it is open, it will block a man-gate at the sidewalk and force ADA traffic onto the drive, which is not allowed by ADA. b. When the man-gates are locked, the sidewalks will become non-ADA accessible and non-compliant. 10. Their site plan shows only one non-HC parking space inside the fenced-in area. Is this adequate for Public Works personnel? We had worked through these issues previously in our meetings with you on the site plan, and we feel that the site plan as we currently show it addresses these issues and provides for a functional site. We would be glad to meet with you and TBG to discuss these issues. Please let us know, as we need these issues resolved to be able to move forward with the final design.
