Clay: I visited with Tom just a minute ago and shared with him that based on conversations with Zach, he wasn’t willing to delete or reduce the clearing and grubbing. Tom understood and as I indicated to Tom, we’ll continue to look for cost savings, but this item we can’t consider without jeopardizing the bid and we weren’t willing to do that, nor was Tom. North Texas Contracting received six proposals for this work which ranged from $ 600,000 to $ 2,100,000. The subcontractor we intend to utilize is 15 % lower than the next lowest proposal and submitted a very aggressive proposal for this work which resulted in our bid being approximately 100K less than if they did not submit their bid. Their proposal, as is the case for most, is a combination of multiple bid items that must be considered as a whole to be valid. The clearing & grubbing item is not stand alone and the scope is clear with the subcontractor. For our firm to remove this item from the contract would result in his refusal to enter into a subcontract agreement and North Texas would be forced to move to the next bidder who submitted a proposal for almost $ 100,000 higher and who also has a similar total for the clearing & grubbing item. Although this contract is a unit price project the bid items that relate to specific trades or scopes of work must be considered a package and in most cases if deleted will require a substantial adjustment to the other items to offset the loss. Based on our review of the scope of this bid item and the impact of its deletion we cannot agree to remove the lump sum item. Please let me know if there are any questions.
