Bruce – We would like to introduce an alternate for the veneer that offers some attractive cost and time savings for the remaining project schedule -- Potentially as much as 50% less in cost and shorten the remaining project time by several weeks. We are proposing to accomplish the requested stone effect by using an elastomeric form liner to “emboss” a pattern into the concrete structural walls. This is a common “tried and true” technology that allows clients to design exactly the pattern and effect they want and accomplish it with the durability of concrete. For stone and other naturalistic effects, some companies mold the form liners from actual stone. It is frequently used by such reliable engineering sources as TxDOT and other similar agencies for concrete bridge surfaces, sound walls and specialty features. Given how the form liners can also be made from digital files, virtually anything that can be drawn can be built – sometime with tremendous, almost fingerprint-like detail. This option can achieve everyone’s goals for a quality project. The following is a list of characteristics that recommend using a Form-liner in a park that will be subjected to flooding: * Provides a persuasively convincing stone texture while maintaining the durability of concrete; * Their use could be more than 50% cheaper than using stone veneer; * This strategy could eliminate three to four weeks from the remaining design schedule as all the current design work needs little alteration to accommodate the form-lines; * Eliminates the water collection and moisture protection concerns between the veneer and structural wall in the “cavity”; * Eliminates the staining and water mark problem that only granite can prevent with any certainty. * Eliminate the potential of mortar degrading over time from the flooding allowing the stone to wash out in a flood condition; See the attached PDF for a few representative images and review any of the following links to learn more about form liners: http://www.scottsystem.com/formliner_landing.html http://www.symons.com/products/formlinr.htm http://www.formliners.com/formlinertypes.php We look forward to hearing your thoughts about this idea.
