Clay, We sketched up one more option that may be worth considering (see attached). The flume would cut the corner of 14824 Bellbrook to avoid an additional easement from Wismer’s neighbor to the north (14781 Winnwood). A section of the retaining wall would have to be relocated. Obtaining an easement from the Wismers’ to build the flume would be up to the Town. Below are our thoughts on the recent options you sent over. I plan to draw these up if needed after our meeting with the property owner. Pros 1. No easement required. 2. No drainage improvements on Wismer property. Cons 1. Requires excavation near the top of, and on the same property as, a railroad tie retaining wall in poor condition. Will this property owner claim the drainage improvements have contributed to the wall deterioration (at some later date)? 2. Installs drainage improvements in a more visible location than along the Wismers rear property line. 3. Requires the replacement of a portion of concrete drive. 4. Diverts runoff to other downstream properties which may result in new flooding problems (Option 2 only). Thank you, Chris Robinson, P.E. Grantham & Associates 1919 S.
