OK, thanks. The last two items that I can think of are as follows. 1. Do we need to run the disposal costs through the bid contract with the contractor? We normally run it through Green Star, but either way is fine with us. 2. For the backfill, we have a couple options. Unless the Town is simply against one of the options, we can’t truly know the most cost effective/best method until we excavate the area, observe the backfill used from the first tank removal, and analyze the backfill material that is currently in-place. But, I’d be a poor consultant if I didn’t try to save my clients’ capital. So, we can either assume that we: 1) backfill the entire pit with pea gravel (compaction and testing not needed, but pea gravel is expensive compared to select fill), 2) compact select fill in the pit and dispose of all of the pea gravel (disposal/transport costs will be elevated), or 3) use the clean pea gravel in the base of the pit, cover it with filter fabric (to reduce/prevent fines from finding their way into the pea gravel’s void spaces) and compact select fill on top of the pea gravel. The contractors we use have used Option #3 at several sites, but I know you were concerned about have two layers of different materials having the potential to subside over the years. In the end, compaction and testing costs offset the pea gravel’s higher cost to some extent and having to dispose of clean pea gravel to use Option #2 would be a bit wasteful and pricey given the transport. I recommend that, since much of the in-place pea gravel may be usable, we assume Option#1 for the bid and alter the plan during the field work if it can save money. Is this OK from a structural standpoint? Trent, Here's an update on tank removal & backfilling. Our engineers are leaning towards having tank removal contractor bid the backfilling. They too have a concern about security & stormwater retention in the event that the tank hole was left open. When asked about the compaction spec, they specified 95% Standard Proctor to be accomplished in 6 - 8 inch lifts. See John Hill's e-mail below. Regarding disposal of excavation spoils and backfilling, I don't think we have a contract with a landfill, but I will followup with staff involved with solid waste disposal. I've also visited our Public Works director, Nancy Cline. She has some concerns about the possibility of the tank hole being open for an unsatisfactory length of time. Can you include proper backfilling as an option on the bid spec? If you need to know the specification for backfilling, let me know. Neil, Tuesday, March 30 at 9:00 a.m. is the better date and time. I understand that the buildings will all be made accessible then. I have asked if anyone at the property needs to be contacted that morning, and I was told "no" but asked Lewis Isaack's office to follow up and confirm. If there is a person that needs to be contacted that morning, I will let you know. Trent, I just heard from John Hill. If you can give me a couple of dates and times, I can get you in to the 3 lease spaces. They'd like a couple days notice.
